About our Property Lists

How we select property for the For Sale lists

We visit each property before deciding whether to list it here. We write our own descriptions and take our own exterior and interior photographs. We work hard to ensure that the properties listed are honestly described, genuinely for sale at the price asked and have no known problems with ownership, access, or with the supply of essential services.

We don't try to list every property available (there are far too many!) but can frequently provide information and arrange viewings of properties listed elsewhere as it is unusual for a property to marketed by a single agent. If you can't see anything suitable please let us know your requirements.

If you would like to discuss any property, or see more photographs, please get in touch. If you decide you would like to visit a properties we will be happy to arrange a viewing with a licensed local agent and can provide assistance with travel and accommodation arrangements.

Our descriptions here are based on what we saw when we visited the property and on information provided by the agent representing the seller. The descriptions are provided in good faith to help you decide whether you wish to view a particular property. While we strive to make our descriptions completely accurate mistakes and misunderstandings can occur for which we apologise. Should you visit a property and consider our description is in need of improvement please let us know.

To help you judge the condition of the properties listed we have awarded each of them a ranking of 1-5 stars using the system described below.

One Star (*)

Properties in this class include unconverted barns and houses in need of major structural works. Services (Water, Electricity, etc) will not usually be installed but will be available.

Two Stars (**)

Properties are generally structurally intact but may need works such as repairs to the roof, the replacement of external windows and doors and internal works. Services are usually installed but will generally need updating and may be disconnected.

Three Stars (***)

A generally habitable property although in need of some updating such as rewiring, installation or modernisation of the kitchen and bathroom and redecoration.

Four Stars (****)

A generally sound property although possibly in need of some redecoration.

Five Stars (*****)

A high-quality and generally pristine property.

Please note that this systems is subjective, based upon our view on the date we visited the property, and intended only as a guide. We recommend that you seek detailed information and costings for any work required on a property at, or after, the time you view and before any decision to purchase.

There is a large amount of vacant property available in rural Italy so keep in mind that property can be on the market for months or even years before sale and the condition of the property and its surroundings may change during this time.

You should assume that any property is being sold unfurnished unless the property description states that the property is being sold complete with some, or all, of its furniture. It is commonplace in Italy for the seller to take their kitchen units with them when they move so the existence of a "fitted" kitchen at the time of viewing does not imply that this will be included in the sale. Please ask if you wish the kitchen to be left as this can often be arranged.
